That strategic edge deepened through her partnership with her three sons — Charlie, Brady, and Austin Wallace — renovating homes through W3 Investments LLC. Working alongside an investor group sharpened her expertise in budgeting, value analysis, market timing, and long-term investment strategy.

To integrate these strengths, Kerin founded Flattery Property Solutions, creating a seamless experience for buyers, sellers, and investors. From acquisition and renovation planning to resale positioning and negotiation, she understands the full lifecycle of a property.

Before entering real estate, Kerin spent decades as a Registered Nurse, including roles in surgical care and medical education support at the Virginia Tech Carilion School of Medicine. Her healthcare career instilled disciplined communication, calm leadership under pressure, and strong client advocacy — qualities that now anchor her work in real estate.

Whether assisting first-time buyers, guiding families through life transitions, or advising investors building long-term wealth, Kerin brings strategic insight balanced with genuine care.

Outside of her professional work, Kerin leads Blue Ridge Blessings through Blue Ridge Community Church and treasures time with her husband Bill and her grandchildren, Jackson and Charlotte. She and Bill enjoy biking together, spending time outdoors, and recharging — especially near the water.
